CTLGroup was retained by the client to do a condition assessment of the 1920s era parking garage, and had originally recommended that the parking garage be demolished and rebuilt due to its advanced stage of deterioration. However, because the parking garage was integral to the success of the hotel, it could not be taken off line, so we designed a multi-phased approach to the repair.
Extensive demolition was required to replace the deteriorated concrete ramps, columns, and beams. Each area of the garage had been repaired at different times, using various reinforcement techniques, which resulted in an incomprehensible patchwork of repairs with discontinuous, missing, or misplaced reinforcement, so standard repair details could not be created or followed. Creative solutions, such as combining a portion of the topside and underside repairs into fulldepth repairs, along with phasing, on this aging cast-in-place 8” to 10” concrete slab, helped maintain a reasonable project schedule for the owner and ensured the successful completion of this complex project.
