CTLGroup was retained by the Hermitage Condominium Association to perform a condition assessment, develop repairs, and provide contract administration and construction observations services for the restoration of the 25-year-old, seven level post-tensioned concrete parking garage. The evaluation identified areas of concrete floor slab topside deterioration resulting from corrosion of embedded slab reinforcement, water leakage at expansion joints, construction joints and drain heads, concrete curb deterioration, and concrete ledge deterioration adjacent to expansion joints. Investigative demolition was performed to the post-tensioning cables and evaluate their condition.
CTLGroup was also retained to perform a building facade review to comply with the City of Chicago – Department of Buildings Ongoing Inspection and Repair Program for Exterior Walls and Enclosures. The Hermitage Condominium building is a 26-story concrete framed residential condominium building with balconies on all building elevations. Findings of the façade review included localized concrete deterioration of balcony slab ends and vertical surfaces, concrete cracking on all building elevations, deteriorating cementitious grout plugs at slab ends, and localized window joint sealant failures.
